Terms & Conditions

When confirming a reservation with a deposit you are entering into a legal agreement with us. Please read our terms and conditions below.

Bookings
Bookings are taken on a room only, bed & breakfast or dinner, bed & breakfast basis and include VAT. Prices are per room per night based on two people sharing a twin/double room. All extras such as drinks, laundry, packed lunches etc are additional.

Tariff
The one night rate is the "commission payable rate". For best rates please book via the hotel website or contact the hotel reception. If you are making a booking in conjunction with any discount card please make this known to us at the time of booking otherwise we cannot guarantee discounts.

Deposits
We require a deposit equal to the first nights accommodation to confirm a booking. Please note deposits paid are non-refundable. Group bookings may be required to pay a larger deposit.

Arrival & departure
Accommodation will be available from 1.30pm on the day of arrival. Reception closes at 11pm; all guests should arrive before then. If you are arriving at the hotel later than 8:30pm, please advise at the time of booking. We request that you vacate your room by 10.30am on the day of departure. Late check out charged at £15.00 per hour.

Payment
All hotel accounts must be settled on the day of departure unless other arrangements have been made with the hotel management. We accept the following forms of payment: cash, cheques with bankers card, debit & credit cards (not Amex).

Cancellation Policy
When a confirmed reservation has been made, both guest & hotel have entered into a legally binding contract. Cancellations within 28 days prior to the arrival date, no-shows or the reduction in the guests' stay will be charged in full. To avoid any disappointment in case of cancellation or a holiday being cut short through illness it is advisable that a Holiday Cancellation Insurance Policy is taken out. This is a recommendation of the Cumbria Tourist Board. Please see www.guestfirst.co.uk for more info.

Third Party Bookings
Any deposits paid for bookings via agents are always non-refundable. Any cancellations must be confirmed through the agent, until then bookings still stand and further charges may be incurred.

Non availability
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Pets

Pets are not allowed.


Data
Any data gathered during the course of this booking may be held on computer.
